Gardnerville sits in the Carson Valley in Douglas County, founded in the 1860s to serve the ranching and farming community, and that agricultural character is still the defining thing about it. The valley floor is working ranch land with the Sierra rising immediately to the west, which makes for genuinely spectacular window views and a genuinely dusty environment to keep them clean in.

The housing runs the full range. Historic downtown Gardnerville along Main Street has older homes and the Basque heritage buildings that came with the sheepherding community. The Gardnerville Ranchos is a large mixed area in the middle of town with everything from tract homes to custom ranchettes. Out in the East Valley toward Buckeye and the Pine Nuts, properties sit on an acre and up, often with big glass pointed straight at the mountains.

The larger East Valley properties are where the work gets interesting. Bigger lots mean more exposure, more agricultural dust drifting in, and often a private well rather than municipal water. They also tend to have the most glass, because the whole point of building out there is the view.
